Yes! If a house is for sale by owner, I can still represent you as the buyer. In many cases the seller will agree to pay me some commissions, sometimes none but either way my job to represent your best interests doesn't change.

Typically only the seller pays the realtor fees and those commissions are split between the seller's and the buyer's realtors. So if you're just buying my services to you are free... it includes all those late night messages, dozens of showings

Next, I factor in market momentum and current buyer behaviour. From there we talk honestly about price ranges, buyer psychology and what different pricing strategies can mean for your timeline. Too high and it will sit and end up with low offers, to little and you're missing out... let's get it right.
No. I believe conditions like financing and home inspection are your safety nets. Those conditions protect you if you need to walk away from the deal. My role is to explain the risks, outline your options, and support your comfort level. I will not pressure you into decisions that don't sit right. Winning a house is exciting but protecting your largest investment and future is what matters more.
Only if it ever makes strategic sense. Overpricing can backfire quickly, leading to fewer showings, price reduction, longer days on market and buyers pay attention to this. I don't believe in using your home as a pricing experiment. If I ever recommend it, it's because the market conditions allow it and you fully understand and accept the risks.
I can show you any house that is currently active on the market. It's actually in your best interest to use an agent that isn't the list one because then you have someone on your side if need be.
